At this time of the year tenants leases are coming to an end and students are flocking back for University. With so many people applying for properties, and property managers only able to choose 1 group...here are some tips for tenants.
1. Turn up to the property with a fully completed application form and photocopies of your drivers license for each person over 18 who is applying for the property.
2. Arrive early, dress well, take shoes off at the door - it helps
3. Spend time talking with the property manager
4. Take everyone with you who intends to reside at the property. We like to meet all future tenants. Not just 1 person.
5. Pay off any debts that may show on your credit checks. A default that has been paid off in full and been mentioned to a property manager in advance could be considered to be overlooked if you have great references and have paid your rent regularly in your previous property.
6. Advise your previous landlord that you plan to seek a new house. Let them know to expect a call and ask them to be available. If we can't get hold of your landlord/references, then we can't process your application.
7. If there are lots of great people applying for a property that you really want, then chances are that you will need to do everything you can to ensure that you can move in on the date required. As property managers will be looking for awesome tenants who can also move in on the date that the property is available.
8. Make sure that you only apply for properties where you know you can stay the full length of the lease. Be honest about the length of time you wish to stay. Most leases are 12 months and renewable.
And finally...if you have done your best and you still don't get the property - remember, there will be something out there and property managers often find it really hard to choose when there are so many great people out there. It's tough when that decision is out of your control. But hopefully some of these tips are helpful.
