The massive office building that recently completed in Mount Vernon Triangle has landed another major tenant.

The professional services firm will occupy the top four floors of the 11-story, 768K SF building. It is consolidating from two offices at 600 13th St. NW and 900 15th St. NW, according to a PwC spokesperson.

The lease brings the 768K SF development from Brookfield Properties and Douglas Development to nearly 90% leased.

Hilton Bringing Its New Micro-Hotel Concept To D.C., New York, Atlanta

Hilton has reached deals to open seven locations of its micro-hotel concept by 2022. The McLean, Virginia-based hotel giant announced Thursday it signed agreements to bring its Motto by Hilton brand to Atlanta, D.C., Manhattan, Brooklyn, Indianapolis, Savannah, Georgia, and Lima, Peru.

The Motto by Hilton brand will replace the Pod D.C. in Chinatown, one of seven newly announced deals for the micro-hotel concept.

Developer Plans Condo Project Across From Massive Rhode Island Avenue Development

The large-scale redevelopment of the Rhode Island Avenue Shopping Center is continuing to spark additional projects in the neighborhood.

Lock 7 Development is planning to break ground in the next few months on a four-story, 29-unit condo project at 2310-2312 Fourth St. NE, principal David Gorman told Bisnow.

The developer acquired the second of two parcels it is assembling for the site in a $1.1M deal posted Friday to the D.C. Recorder of Deeds. It acquired the first parcel in May for $925K.

Lock 7 Development is planning to build 29 condos on Fourth Street NE, the second new project to move forward next to MRP Realty's Bryant Street development.

Developers Wanted: GMU Seeks Partner For New Innovation Building In Arlington

George Mason University plans to put out a request for proposals by early 2020 for a development partner to construct a 400K SF building on its Virginia Square campus, the Washington Business Journal reports.

The university, which has its main campus in Fairfax, aims to add 3,000 to 4,000 graduate students to its Arlington campus by 2024. A George Mason official told the WBJ it also plans to provide space for tech startups and innovation labs for big companies. GMU's Arlington campus is roughly 3 miles from where Amazon is building its second headquarters.

George Mason plans to add over 3,000 graduate students to its Virginia Square campus and build space for collaboration with the private sector.

D.C. Receives Rockefeller Foundation Grant To Fund Opportunity Zone Projects

The Rockefeller Foundation Friday announced $3.7M in grants to D.C., Dallas, Oakland, California, and St. Louis as part of its Opportunity Zone Community Capacity Building Initiative.

The Rockefeller Foundation said that a portion of the $920K each city will receive is earmarked toward establishing the position of "chief opportunity zone officer." D.C. already has a person spearheading the opportunity zone program and is instead using a portion of the money to support community-driven projects in opportunity zones.

The Rockefeller Foundation announced $3.7M in opportunity zone grants to D.C., Dallas, Oakland and St. Louis.

Target's Stores Are Getting Smaller, And Its Revenue Is Getting Bigger

Despite global economic anxiety, Target has been having a banner year — and its biggest successes have come from its smallest endeavors. Target's second quarter significantly outperformed analyst projections, sending its stock price soaring, CNBC reports. Chief Operating Officer John Mulligan credited the success to the $7B reinvestment program Target kicked off in 2017 to open smaller stores and renovate its larger, standard locations.

On Friday, the retail giant announced it had opened its 100th small-format store and remodeled its 500th larger-format store since the initiative began. Mulligan told CNBC the company remains on pace to open 30 smaller stores in urban locations and renovate 300 standard stores every year. Mulligan expects to have 1,000 of Target's 1,800 standard stores updated by the end of 2020.

Target has seen dramatic success, even in an uncertain economic environment, as its multibillion-dollar store reinvestment drive bears fruit.

CBRE has hired Meghann Martindale as its next global head of retail research, the firm said Monday. A regular guest lecturer and adjunct instructor at New York University's Schack Institute of Real Estate for the past four years, Martindale will replace Melina Cordero, who was recently named CBRE's managing director of retail capital markets for the Americas.

New York City-based Meghann Martindale is joining the brokerage to take on the role.

Parkway Property Investments is under contract to purchase 100 Edgewood, a 306K SF office tower in Downtown Atlanta, on the other side of Hurt Park from Georgia State University's main campus.

Parkway is expected to close on the sale later this year with the United Way — the current owner of the building — for $17.6M, or $57/SF, according to an opportunity zone investment offering from CrowdStreet obtained by Bisnow.

MRP Breaks Ground On Northeast D.C. Project, Lines Up Financing For Another

MRP Realty is making major progress on its Northeast D.C. development pipeline this month, celebrating the groundbreaking of one project and securing financing that will kick-start construction on another.

The developer celebrated the groundbreaking Friday for the first phase of its Bryant Street project, set to bring 487 multifamily units, an Alamo Drafthouse Cinema and 35K SF of additional retail near the Rhode Island Avenue Metro station.

The development, on the site of the former Rhode Island Avenue Shopping Center, is ultimately slated to include over 1,500 residential units, 250K SF of retail and 1.5 acres of green space.

MRP Realty celebrated the groundbreaking of its Bryant Street project and secured a loan to begin construction on another Northeast D.C. project.

Proposed $1.1B Clippers Arena 'Final Piece' Of Turning Inglewood Into A Sports And Entertainment Mecca

Plans for the development include a 200K SF basketball arena, a 55K SF corporate office building, a 25K SF sports medicine clinic (for the team and possibly public use), 40K SF of retail and community and youth-oriented space, and parking, according to city documents.

The development also includes a 260K SF landscaped outdoor plaza with basketball courts and community gathering space. Additionally, there is a proposal on a nearby separate parcel for a hotel, parking and pedestrian bridges.

Apartment rents in Metro Atlanta during the second quarter rose 4.7% to an average of $1,247/month, according to a RealPage report. Atlanta's rent growth among large metro areas during that period was behind only Phoenix, with an 8.1% increase, and Las Vegas, which led the nation with an 8.8% rent increase. Sacramento, California, tied with Atlanta during the second quarter.

Apartment/Hotel Hybrid Concept Sonder Hits $1B Valuation After $210M Funding Round

Sonder, a company that straddles the ever-blurring line between hospitality and multifamily real estate, has secured major funding for its continued expansion.

Sonder announced the closure of a $210M Series D funding round Thursday, led by Valor Equity, Westcap and Tao Capital Partners, the investment office for former Hyatt Chairman Nicolas Pritzker. With total funding of over $400M, Sonder’s valuation now sits at over $1B, vaulting it into startup "unicorn" territory.

A number of previous investors, such as Greenoaks and Spark Capital, added more capital in the latest fundraising round, and they were joined by newcomers like the Pritzker family (through Tao Capital), Fidelity and A-Rod Corp., former MLB star Alex Rodriguez's investment firm.

Sonder, which furnishes blocks of apartments for flexible-length stays, landed $210M in new investment and announced its largest project to date.

D.C.'s Office Vacancy Hits Record High While NoVa Market Tightens

D.C.'s Office Vacancy Hits Record High While NoVa Market Tightens

Office vacancy is reaching new heights in the District as new supply continues to outpace demand, but market conditions are much better for landlords in neighboring Northern Virginia.

D.C.'s office vacancy rate rose from 12.8% in Q1 to 13.5% in Q2, a new record high for the District, according to CBRE's latest market report.

CBRE predicts the vacancy rate could reach 15% by the end of next year based on the massive amount of new office space delivering without pre-leases. Roughly 1.3M SF of office space delivered in Q2, according to CBRE, and another 16 buildings totaling 3.4M SF are expected to deliver by the end of 2020.
