Meet The 27-Year-Old Who Wants To Build The Tesla Of Housing

Joseph Daniels is unlike anyone you’ve ever met in the world of real estate and construction. At the age of 27, he has already been backed by one of Europe’s richest families and a hedge fund titan, met Indian Prime Minister Narendra Modi to discuss tackling the global housing crisis and built houses on two continents.

From homeless at 15 to backed by billionaires to building the Tesla of housebuilders at 27.

LaSalle Street Landlords Adopt New Uses To Fill Gaping Holes Left By Financial Exodus

Bank of America is leading the exodus to the west. This year, it will vacate more than 800K SF at 135 South LaSalle, a 1930s-era building, and move into 110 North Wacker Drive, a 55-story tower under construction along the Chicago River.

Northern Trust also plans a 2020 move, and will leave more than 200K SF at 231 South LaSalle, although it is headed east to 333 South Wabash Ave. The financial district will suffer other big exits in the near future, including BMO Harris Bank, which in 2022 will consolidate three downtown locations into BMO Tower, the new 50-story tower going up next to Union Station, leaving more than 400K SF vacant at 115 South LaSalle St.

Although financial firms have led an exodus out of the Loop, developers see possibilities for residential, hotel and coworking uses to take their places.

How Real Estate Is Being Used As A Weapon In The Streaming Wars

It is a new era for viewers and content creators, but the impact on commercial real estate could be almost as profound. Increasingly, these companies want to build and control their own production space and creative hubs for their talent.

With more shows vying for the viewers, the pressure is on for the shows to stand out from the pack, meaning bigger budgets and stretched-out production schedules — all resulting in longer-term lease deals, making the real estate they occupy more valuable.

In 2011, streaming services accounted for the production of just 2% of scripted series. That jumped to 32% in 2018.

George Mason University plans to put out a request for proposals by early 2020 for a development partner to construct a 400K SF building on its Virginia Square campus, the Washington Business Journal reports.

The university, which has its main campus in Fairfax, aims to add 3,000 to 4,000 graduate students to its Arlington campus by 2024. The Rockefeller Foundation Friday announced $3.7M in grants to D.C., Dallas, Oakland, California, and St. Louis as part of its Opportunity Zone Community Capacity Building Initiative.

The Rockefeller Foundation said that a portion of the $920K each city will receive is earmarked toward establishing the position of "chief opportunity zone officer." Target's Stores Are Getting Smaller, And Its Revenue Is Getting Bigger

Despite global economic anxiety, Target has been having a banner year — and its biggest successes have come from its smallest endeavors. Target's second quarter significantly outperformed analyst projections, sending its stock price soaring, CNBC reports. Chief Operating Officer John Mulligan credited the success to the $7B reinvestment program Target kicked off in 2017 to open smaller stores and renovate its larger, standard locations.

On Friday, the retail giant announced it had opened its 100th small-format store and remodeled its 500th larger-format store since the initiative began. Mulligan told CNBC the company remains on pace to open 30 smaller stores in urban locations and renovate 300 standard stores every year. Mulligan expects to have 1,000 of Target's 1,800 standard stores updated by the end of 2020.

Target has seen dramatic success, even in an uncertain economic environment, as its multibillion-dollar store reinvestment drive bears fruit.

OPPORTUNITY ZONE INVESTORS FOCUSING ON ATLANTA'S 'LOW-HANGING FRUIT'

Over the past few years, developers have been flocking to Atlanta’s Westside, creating one of the city’s fastest-gentrifying areas. Now, a program intended to help struggling neighborhoods is accelerating Westside’s transformation.

Investors trying to use the opportunity zone program are focusing on areas of the city that already are experiencing a wave of redevelopment and business investment and shying away from areas of the city that haven't seen that same level of attention.
