While the end of the year is almost there - we begin our reflections along the way...

This project finished construction at the start of this 2025 and I certainly didn't want to end the year without showing it - this project was one of those that will certainly be kept in our working memory for very long.

Residential Medium Density (RMD) in the times before the last zoning changes of December 2024 still brought several opportunities for savvy investors to enter the market. In this case... to achieve 9 attached townhouses in a little more than 1000 sq. meters was a task that came with all the relevant challenges of the time (not only in terms of RC/planning rules but in anything that relates to projects of this nature throughout all stages).

While this project was not exempt from such challenges (no project of this nature is - regardless of its zoning) ... It resulted in a positive outcome - we therefore express our gratitude to the Owners of Galaxy Developments Limited - as well as the relevant team (Nathan Lin & Rachel Hu on the construction/PM side) - and of course - &E (Domenico Sclofani) - -Davies Electrical (Tim Davies) - Engineering Services (Robin Chen) and (Harry Shaw)......apologies if I have missed anyone else.

As now we "live" in the years of HRZ (High Residential Density) and MRZ (Medium Density Residential)...we certainly rely in our recent (and also not so recent) experiences... to remind us of where it all came from before....which assists us in visualizing a better understanding of where we are heading towards in the future.

After one year experimenting with Artificial Intelligence... I can say my favorite part so far - is that of using it to create renders from initial hand drawings or sketches. Here's an initial proposal done in 2010 (by hand) and the AI result by giving specific instructions about type of materials etc.

Interesting times ahead...
