Congratulations to assistant professor, Xue Xiao, for earning the 2025 Manuscript Prize for Sustainable Real Estate from the American Real Estate Society!

Single-family rentals are becoming a bigger part of the housing market, but what’s really behind that shift?

New research from the Blackwood Department of Real Estate looks back at the post-2009 Great Recession surge in single-family rental homes, driven by increased investor activity. The findings reveal something deeper: students who moved into these homes saw academic gains, especially those from economically disadvantaged backgrounds.
