What a great picture! Happy Saturday everyone!

A little clarification on that incredible bald eagle photo! 🦅🐟

We’ve seen quite a few comments and questions about the bald eagle photo we recently shared, so we wanted to clear up the story behind it.

After talking with the photographer, we discovered that this photo was actually taken on July 16th, 2025, when the lake was at full pool. The photographer recently came across the photo in her memories and shared it with us, and we thought it was too incredible not to share!

And for those wondering—the photo is real! It was taken on an Samsung Galaxy S21 and has not been AI-generated or altered to create the eagle, fish, or scene.

We apologize for the confusion about when the photo was taken. We shared it because it was an amazing moment captured at the park, but we should have included the original date when we posted it.

So, mystery solved: real eagle, real fish, real photo… just a little older than we initially realized. 😊🦅

Thanks to everyone who asked questions and helped us get the story straight!

Bald Eagle with the catch of the day! Photo credit goes to Brandi Glass, thank you for sharing this epic photo!

A lot of buyers are waiting because they think mortgage rates will drop dramatically.

The problem? That’s not what today’s forecasts say is going to happen.

Experts believe mortgage rates will actually stay in the mid to low 6s through 2027 due to a number of factors – including inflation.

What’s that tell me? Waiting may not pay off the way you hope it will.

So, if moving is important to you, I want you to know waiting isn’t your only option.

Builder incentives, adjustable-rate mortgages, assumable mortgages, and rate buydowns are just a few of the strategies worth exploring that could help with affordability right now.

I’m not saying you have to buy today, but you should at least know your options. Let’s talk about what could work for you.

Is fall a good time to sell your home? Many people think they have to wait until spring, but that's not always the case. Here are a few reasons to consider when listing your home in the fall.

One advantage of selling in the fall is that buyers are often more serious. Many are relocating, trying to close before the holidays, or planning for the new year. Typically we have an increase of inventory in the spring, and there may also be less competition since some homeowners choose to wait until spring.

If considering selling this fall, a little preparation goes a long way. Clean up your landscaping, clear the gutters, touch up paint, and make your home feel warm and inviting.

And give me a call so we can price your home appropriately for today's market. Buyers are doing their homework, and the right pricing strategy is essential. Hiring an agent with knowledge of the market trends is essential to your success.

In a buyer's market, the conditions shift in your favor as a buyer. 🏡

This happens when there are more homes for sale than there are active buyers, which means:

-More choice - you have options, not just whatever is available
-More leverage - sellers may accept lower offers or add incentives
-Less pressure - homes sit longer, so you can take your time

Knowing what kind of market you are entering changes your entire strategy.

Thinking about buying? Reach out today for a personalized look at current market conditions and how they could impact your buying strategy.
