We're excited to introduce Robert Kline ’84 to the Real Estate Professional in Residence Program!

Robert Kline ’84 is the CEO and Co-Founder of The Chartres Lodging Group, a private equity investment firm formed in 2002 and focused on the lodging sector; and Co-Chairman of Kokua Hospitality, LLC, which was formed in 2005 as a lodging property management firm specializing in turnarounds. Mr. Kline is recognized as a proactive investor and a leading asset manager in the lodging sector. He has been an early cyclical investor in conference centers, urban hotels and destination resorts. Mr. Kline was among the first investors to evolve an institutionally recognized program of asset management systems and procedures and is a Founding Director of the Hospitality Asset Managers Association.

He began his career in 1984 upon graduating from Cornell University’s School of Hotel Administration and has since led over $10 billion in transactional activity. He pioneered the establishment of a preeminent lodging investment and asset management advisory practice under The Yarmouth Group/Lend Lease, and conducted extensive business throughout the U.S., Asia, Mexico and Europe.

Patrick Scholes, managing director of lodging and leisure equity research at Truist Securities, highlighted two primary issues expected to dominate hotel earnings reports for Q3: labor strikes and hurricane disruptions. Strikes have particularly impacted hotel REITs, such as Park Hotels & Resorts, with a focus on the Hilton Hawaiian Village Waikiki Beach Resort, where prolonged strikes could harm both guest experience and financial performance. Scholes noted that new contracts to resolve strikes may increase labor costs, adding further pressure on REITs.

Additionally, Helene and Milton's back-to-back hurricanes have disrupted performance in the Caribbean, affecting high-end brands like Hyatt. Scholes pointed out that these hurricanes may temporarily benefit lower-segment hotels accommodating displaced residents and emergency workers.

He highlighted a shift in the cycle, driven by loan maturities, capital expenditure needs, and brand pressures, predicting increased transactions over the next 18 months. Mr. Pollin believes that a “pull” of transactions is imminent, as factors outside owners’ control will prompt sales, despite a hesitant market due to high interest rates and the upcoming U.S. presidential election.

Dorado Beach is an iconic 1900 integrated community in Puerto Rico where Mr. Blatt serves on its Board of Directors and oversees the executives that run all of Dorado Beach’s hotel, golf, membership and sales operations.

Kenny has over 30 years of experiences as an entrepreneur and angel investor in the US, Caribbean, Central America and Central and Eastern Europe. From 1992-2000, he lived in Romania and Bulgaria and created the leading service businesses in advertising and outdoor and print media. Mr. Blatt is also a founding partner in Gemini Homes, a Southeast US residential real estate developer and investor, an advisor and investor in ID Funds, an alternative investment platform for accredited investors and was co-founder and director of HeyHolidays, an alternative accommodation online marketplace based in Bangalore, India. He is an active investor in both the hospitality and digital asset space.

Welcomes our New Board Member Amit Sripathi who serves as Wyndham Hotels & Resorts Chief Development Officer, overseeing growth and development of the company’s brands across North America. In this role, he is responsible for the development strategy and growth of Wyndham’s 25 brands across North America, identifying and building strategic partnerships to position Wyndham Hotels & Resorts in new markets and to optimize its presence in existing markets

Amit’s professional career includes over 15 years in the real estate and hospitality industry with extensive experience in business development, capital markets and strategy. He joined Wyndham in 2021 as Senior Vice President, Strategic and Corporate Development, responsible for leading the Company's global development activities, including M&A, property-level investments and helping to shape the company’s larger business growth strategy.

Prior to Wyndham, Amit was with RLJ Lodging Trust, responsible for Capital Markets and Corporate Finance. He started his career in the Real Estate, Lodging and Gaming investment banking group at Deutsche Bank.

Wyndham Hotels & Resorts has launched the Accelerator Circle, a new initiative under its diversity programs BOLD (Black Owners and Lodging Developers) and Women Own the Room. The Accelerator Circle features quarterly virtual meetings where franchisees can connect with experienced owners and industry experts to fast-track hotel openings and improve performance. The initiative aims to enhance the success of Black and women entrepreneurs in the hotel industry by fostering peer-to-peer learning and expert mentorship.

Since the launch of BOLD and Women Own the Room, over 90 hotel deals have been signed, with 20+ hotels now operational. The new program is designed to support franchisees by solving challenges and sharing best practices.
