There are waterfront lots, and then there are properties like this: nearly an acre, positioned at the point, surrounded by water views and representing the final opportunity to build in Turnbull Heights.

Take it from me — a Realtor who moved eight houses down when we weren’t even looking. 😂

What we saw wasn’t just a bigger house. We saw more room to entertain, four walls that could hold the stories of our small group, memories made with college ministry, and a space the Lord could use for His glory.

Maybe you’re looking for a place to call your own for some of the same reasons.

If so, you don’t have to look far for someone who gets it. We’re right here. 🏡

I love when buyers call and say, “We’re not in a hurry… but we’d love to be in a new home by the first of the year.”

Perfect. You should actually start now.

Here’s what that timeline can look like 👆

Starting in September gives you time to get your financing in place, figure out exactly what you want, shop without feeling rushed, and potentially be settled before the holidays.

And bonus: if you close in November or December, your first mortgage payment typically won’t be due until January or February.

If a new home is on your 2026 wish list, now is the time to start the conversation. 🏡

This home sold so fast we didn’t even get to post this video before it was under contract. 😂

But Rob had a whole idea for talking about the whole-home water filtration system like it was Mighty Morphin Power Rangers, and honestly, I could not let that stay in the drafts forever.

Anyone else watch Power Rangers before school in the mid-90s?

Welcome back to Hear Me Out, where Rob says something ridiculous, I say “absolutely not,” and then apparently we post it anyway.

If you haven’t been to J'adore The French Bakery, drop everything, clear your schedule, and come try this truly authentic French bakery. Nothing quite like it in all of Orlando.

They looked at more than 20 communities before they found the one that felt like home.

They wanted more than a pretty house. They wanted connection, an active lifestyle, neighbors in a similar season of life, and a place where they could build community.

Once they found it, they still had one big hurdle: their current home had not sold yet.

A lender they already knew and trusted helped them use a bridge loan so they could move forward without losing the home they loved.

Then we got to work on the details: $25K below list, repairs completed before move-in, and a paid leaseback that gave the seller a little more time while our buyers were compensated for the wait.

That is the part of real estate people do not always see.

Comment STORY if you are starting to think about what your next move could look like.

After 17 years in their home, it had one more job to do: help make what came next possible.

They needed more space, but they also needed to protect the equity they had built over the years.

So much of our work was helping the home tell the full story. Not just the pretty parts, but the updates, the care, the improvements, and the value buyers may not notice in a quick walkthrough.

In the end, the sale was smooth: no repair requests, financing approved early, and the equity from their longtime home helped make their next home possible.

That is the part people do not always see. Sometimes selling a home is really about helping someone move into what is next.

Comment STORY and we’ll listen to yours.

Why Do Agents Do This? Episode 2: lockbox scavenger hunts. 😂

One of my biggest pet peeves is when the lockbox is hidden on the side of the house, hanging from a dripping water spigot, or tucked somewhere that requires walking through grass, mud, rain, and possibly whatever wildlife Florida has scheduled for the day.

I have actually run into angry snakes while trying to get to a lockbox. 🐍🙅🏼‍♀️

All I am saying is… the front door is a perfectly acceptable location.

Easy to find. Easier for showings. Less “nature hike before the appointment.”

Agents, buyers, sellers: what is one real estate thing that makes you ask, “Why do agents do this?”

You only see agents promoting open houses...

You don't always see what happens between visitors. 😂

Let's just say there may be some dancing...
A little window watching...
And maybe even a performance for the staged living room.

We had way too much fun making this one.
