Mortgage rates have been surprisingly steady lately, especially considering everything happening with the economy.

Last week brought a major inflation report and comments from the Fed Chair, two things that could have easily sent rates moving in either direction. Instead, rates barely moved. To me, that says the market is still very much in a “wait and see” phase.

For buyers, I wouldn’t spend too much time trying to perfectly time the market. Stability can actually be a good thing, it gives you a little more predictability when figuring out your budget and monthly payment.

Price, seller concessions, rate buydowns and negotiation strategy can sometimes have just as much impact on your bottom line as the headline rate, the rate is only one part of the equation. The right house, the right price, and the right terms matter too.
