I’ve seen homeowners spend $40K+ on full kitchen remodels right before listing, then feel disappointed when it didn’t add as much value as they expected.
I’ve walked through homes where the bathrooms were completely gutted when honestly they probably just needed a simple refresh.
Meanwhile, another home down the street does a few smaller updates like fresh paint, new cabinet hardware, an updated backsplash, landscaping cleanup, or even something as simple as a new garage door… and ends up making a better first impression to buyers before they even walk inside.
The upgrades that really move the needle are usually the ones that make the home feel clean, well cared for, and easy for buyers to picture themselves in.
And don’t get me wrong, kitchen and bathroom updates can absolutely be worth it. Most of the time, you just don’t need a full overhaul right before selling.
Small cosmetic updates often go a lot further than people think when it comes to buyer perception and resale value.
At the end of the day, buyers want a home that feels cared for.
