Located in Cape Town's bustling CBD, The Box is one of the tallest commercial buildings in the city and also a certified 4-Star Green Star Existing Building Performance (EBP) v1 building.

The building incorporates several sustainability features, including the application of energy efficiency strategies such as energy-efficient lighting and careful metering and monitoring of energy use.

If you haven’t already had a chance to watch the new feature documentary by the great Sir , ‘A Life on Our Planet’, we highly recommend giving it a try this week.

One major point he makes is that solar energy and other renewable energy sources are one of the most important investments we can make to create a more sustainable future☀️

Imbue is proud to work with property funds that strive to make a difference and invest in our future.

We are in the process of managing four Solar PV installation projects at four Propertysmith shopping centres around the country. These systems once complete will have a total system size of 3150 kWp with a guaranteed total production of over 4950 MWh.

This will amount to 4600 tons of CO2 savings each year for these buildings combined!

A renewable future is coming and we proud to be a part of it🌍

It might be the start of spring but many areas around the country are still experiencing the cold!

Back in February, we underwent a thermal comfort audit for the University of Cape Town in collaboration with
It focused on the more energy-efficient cooling measures that can be implemented in a workspace for the hot summer months instead of AC🍃

Thermal comfort in winter is just as important and it can affect building occupants' health and productivity. But before you crank up the heating and turn your office into an indoor tropical jungle, consider more passive alternatives to this energy-guzzling, carbon-emitting option:

1. Avoid cold drafts and air leaks by blocking gaps with door snakes, replace cracked caulking around windows and worn stripping around doors🍃

2. Add an area rug or carpeting

3. If using heating units, insulate around the wall openings for possible leaks
- Remember to only use heaters in occupied rooms, and turn off when leaving the room.

4. Plant deciduous trees outside your building. They provide shading during the hotter months, and in winter when the leaves fall off, sunlight can pass through and heat up the building🌳

5. Simply wear more layers to heat up your own body instead of heating up the room

6. Move your desk in front of the window to take full advantage of that direct sunlight☀️

The Victoria Wharf, a truly exceptional centre, achieved a 5-Star Green Star SA Existing Building Performance rating from the GBCSA back in 2019🌿.

This is the highest rating for any existing shopping centre in South Africa due to their excellent sustainability initiatives:

1. Energy-efficient LED lighting in common areas and lots of natural light from skylights

2. Water-efficient taps and toilets and a desalination plant in the precinct

3. Waste Management:
- Drive to rid the centre of single-use plastics
- Recycling initiatives, on-site waste handing facility and tenant waste incentives through a Green Lease toolkit♻️

4. Indoor Environmental Quality:
- Green cleaning practices
- Paints, flooring, adhesives and sealants have no toxic emissions

5. Public transport accessibility and cycling facilities🚲

6. Implementation of a Wildlife Management Programme
